NATURAL ASSETS: The land area is 1,615,000 square meters, or roughly 400 acres. Approximately 340,000 square meters are agricultural land with mature orchards and vineyards, while the remainder is a private forest that encircles the farmland and forms a natural bowl extending to the tops of the surrounding hills. From one of its bluffs is a dramatic view of the sea and coastline. Due to its size and topography, the land offers extraordinary privacy, seclusion, and natural beauty. The estate is about 90 minutes by car or 20 minutes by helicopter from Athens, and is only seven kilometers from local beaches and the seaport of Ancient Epidavros, which offers summer weekend hydrofoil service to Piraeus and the islands of the Saronic Gulf. Epidavros is within proximity to many of Greece’s most important historic sites, including Mycenae, Tyrinth, Corinth, Argos, Nemea, Nauplio, and the two world-renowned theaters at Epidavros. A main highway connects the area with Corinth and Athens as well as with Porto Heli, Kilada, and other points of interest in the Peloponnese.
LUXURIOUS ACCOMMODATIONS: A magnificent 700-square-meter, or -approximately 7,500-square-foot, stone manor house is located on a hillside, with breathtaking panoramic views over the property. It includes seven bedrooms, each with an en suite bathroom. The master suite also offers a dressing room and separate his and her bathrooms. The sunken drawing room and formal dining room feature cathedral ceilings with exposed wood beams. The monumental fireplace presiding over the drawing room and the elegant stone fireplace accenting the library, together with the dramatic stone flooring throughout most of the ground floor, add to the castle-like character of the interior. The house also includes a gourmet granite-countered -kitchen with a sunny breakfast area, a large home theater and game room, a wine cellar, a laundry room, a four-car garage, and a two-bedroom caretaker’s apartment with a separate entrance. Under-floor radiant heating has been installed throughout, and in-wall speakers are found in all of the reception areas. Extensive verandahs and an elegant covered loggia overlook the expansive estate grounds, the flower and herb gardens, and the stunning heated swimming pool. The landscaping was conceived by Chelsea -Flower Show Gold Award–winner Catharina Snodgrass, and adapted and implemented by English landscape architect Simon Rackham, noted for his work on the Victoria and Albert Museum gardens.
OUTBUILDINGS: Sited 300 meters from the main residence, the original farmhouse is being converted into a stone guest house, also with under-floor radiant heating throughout. Its open-format living, dining, and kitchen areas are covered by a high cathedral ceiling with exposed wood beams and enjoy a large central fireplace. The house is completed by three bedrooms, each with an en suite bathroom, and a separate apartment with a large bedroom, a bathroom, a sitting room, and a private kitchen. Additionally, a stone staff cottage, with two bedrooms, a bathroom, and a kitchen, is located nearby. The estate also has a large stone barn and a separate stone stable block, which provide the opportunity for horseback riding on the many bridle paths through the forest and the surrounding countryside.
AGRICULTURE: Of major importance and long-term value are the estate’s extensive and extremely pure natural water sources. The property is an operating farm whose orchards include 2,000 olive, 900 apricot, 650 clementine, 350 orange, 300 pear, 230 pistachio, 125 walnut, 75 hazelnut, 75 grapefruit, and numerous pecan, almond, fig, apple, and quince trees. Mature vineyards consist of 2,000 grapevines, including the Roditis, Hamburg, and Roman varieties.
PRIVATE FOREST: The land boasts its own private lush evergreen forest around most of its perimeter, which provides breathtaking natural beauty, serenity, a variety of wildlife, and seclusion.
