THE LIVING SPACES: Encompassing 2,132 square feet of sun-filled living space, the main house includes four bedrooms and two and one half baths among its amenities. Careful renovation has enhanced the interior with such fine details as wide-planked cedar floors, wall-to-wall windows, and extensive new decking. The chef’s dream kitchen includes silestone counters, maple cabinets, stainless-steel appliances, and access to a “tiki bar” directly outside. One of the bedrooms is currently used as a bed-and-breakfast room featuring a luxurious jetted tub and French doors opening to a deck.
THE WINERY: Distinguished by its excellent soil and water, Saltspring Vineyards is being sold as a profitable turnkey operation. Built in 2001, the original winery comprises 720 square feet below containing a wine tasting room that could easily be converted to storage or production space, and the 450-square-foot bed-and-breakfast suite above. Due to the vineyard’s outstanding success, the newer and larger ‘vin de garage’ was built in 2005. Offering 1,064 square feet, this is the principal storage area for raw materials and finished product, and is where most of the wine is made. An active building permit exists to expand this building by 300 square feet for additional storage. The vineyard could easily be converted to full organic status. Saltspring Vineyards boasts numerous awards for both its wines and its memorable label, and has good distribution channels. Its wines are sold at local restaurants and many Vancouver island restaurants.
